How We Get Paid

01. The Mandate

At signing, an administration fee of €4,000 is paid. This fee is fully deducted from the final commission. It formalises our exclusive commitment to your search.

02. Success Fee

Our commission is success-based. We are paid only when the acquisition closes at a price that meets your objectives. Full structure is shared privately.

Typically 3 to 4 months for a full process (search to notary). Without mortgage, we have completed acquisitions in as little as one week.

What if I am not in Madrid yet?

Most clients begin remotely. We conduct the search and due diligence phase without requiring your presence. You travel when it's strategically worth your time.

Do you work for sellers?

No. By contract, The Atelier works exclusively for buyers. We maintain no listing inventory and have no commercial ties to developers or sellers.
