What Spanish landlords require

Before any search begins, here is what you need.

Proof of income

Minimum 3x the monthly rent. Employment contract or freelance documentation, ideally translated into Spanish.

Bank statements

3 to 6 months of statements showing regular income. Non-Spanish accounts are accepted but may require additional documentation.

Active Spanish residence (NIE number)

We can guide you through obtaining it.

Rental guarantee

Many landlords require a "seguro de impago" for foreign tenants. We have a partner provider — the only one in Madrid that covers non-residents.

01. Administration Fee

Paid at service contract signing. Fully deducted from the final commission at lease completion. It covers:

  • Preparation of your documentation package, correctly structured for Spanish landlords
  • Activation of a personalised search across published portals and our off-market network

02. Final Commission

1 month's rent + IVA

Paid at lease signing. No referral commissions from landlords. No dual representation. No hidden costs. Our fee is paid entirely by the tenant, which means we work exclusively for you. Minimum rental budget: €2,000/month.
